The dynamics of a construction project require flexibility and adaptability. This is especially true in the area of scheduling and performance monitoring. It is essential that schedules be capable of adapting to changing situations while making certain not to lose track of baselines. It is also essential to establish how, when and by whom schedule changes are made. As a project evolves, the anticipated durations of activities and/or the relationships between activities may change. Also, work scope may be added to or deleted from a project. Distinct parameters for incorporating changes into a schedule should be developed and stringently adhered to. Failing to make appropriate adjustments to a schedule will give rise to false projections. Conversely, continually making changes to a schedule in an unregulated fashion can dramatically impact the validity of a schedule. As most major decisions on a construction project have schedule implications, it is important that Contractors and Owners have complete and accurate information on which to base those decisions. Furthermore, accurate scheduling coupled with accurate forecast projections are essential to ensuring all costs (in both terms of time and dollars) are recognized when negotiating for change/extra work.
